about Residential Lettings

We can only let a flat when a tenant leaves
and the flat has been cleaned and any repairs carried out. Regrettably it is not possible to determine
exactly when a flat will become available for let. We advertise in The Courier when a flat is available for immediate
occupation.
· A viewing can then be arranged. We ask you to come to our office at 49 Meadowside,
Dundee when we take you to view the flat.
· Our flats are unfurnished and are fitted with carpets / laminate flooring, curtains,
electric cooker, washing machine and fridge. A few flats have showers only. Flats with bathrooms have
separate electric showers.
· We let our flats for a minimum period of 1 year. This period can be extended. (We
have many tenants who have been with us for over 10 years.) We are flexible about leaving dates.

Animals are not allowed.

· If the tenancy proceeds, we take up credit and bank references as well as a reference from your employer
or tutor if you are a student. We process references as quickly as we can.

We require one month’s rent payable
in advance and a deposit equal to a month’s rent before taking up occupation. Rent is payable by direct debit on the
first day of each month thereafter.
· Tenants are responsible for the payment of Council Tax, gas and electricity. Students are
exempt from Council Tax and there is a reduction of 25% for tenants living on their own.

We have a standard form of tenancy agreement
which are you are asked to read before signing.
· There is a shortage of private accommodation in Dundee. We ask you to inform us if you
are no longer interested in a particular flat.
